Preliminary Plats (46 Lots) <br /> (1) Wyngate (46 Lot �-:�:v - Eno Township) <br /> Presentation by Emily Crudup. <br /> The property is located on the south side of <br /> Interstate 85 in western Eno Township on the <br /> corner of Old NC 10 (SR 1710) and Lawrence Road <br /> (SR 1709) . It is zoned Residential-1 with an <br /> overlay district of Major Transportation <br /> Corridor, and designated as Twenty-Year <br /> Transition in the Land Use Element of the <br /> Comprehensive Plan for Orange County. The 1987 <br /> traffic counts were 1300 trips per day for <br /> Lawrence Road, and 2000 trips per day for Old NC <br /> 10 (near its intersection with NC 86) . Adjacent <br /> land uses include interstate highway, utility <br /> right-of-way, residential property, Duke Forest <br /> (Class 4) , and undeveloped woodland. <br /> The total acreage of the tract is 70.78 acres. <br /> Forty-six (46) lots are proposed which average <br /> 1.4 acres in size. These lots will be served by <br /> public roads and by individual wells and septic • <br /> tanks. There is one existing residence on the <br /> property. <br /> The preliminary plan has been reviewed by all <br /> applicable agencies whose comments are attached. <br /> Orange County Erosion Control has indicated a <br /> need for an additional drainage easement between <br /> lots 36, 37, and 38. This has been included as a <br /> condition of approval. <br /> Orange Soil and Water Conservation Staff has <br /> reported soils with severe limitations for <br /> building development and for septic tank <br />
