These soils <br /> cover a relatively small portion of the site, mostly <br /> along drainage swales, and are not prohibitive for <br /> development of the site. <br /> A representative of Duke Power Company commented that <br /> lots 11 through 20 may be somewhat limited since wells <br /> and septic tanks are not permitted within transmission <br /> line rights-of-way. <br /> Orange County Environmental Health made a similar <br /> comment and recommended that lots 11 through 20 have <br /> the minimum lot size (40,000 square feet) outside the <br /> power line right-of-way to provide adequate area for <br /> placement of. a house, a septic tank disposal and <br /> repair area, and a well. Other lots do not have sites <br /> with tentative approval for septic tanks: 13, 24, 27, <br /> 28, 42 or 43, and only 3 lots in the area of 16, 17, <br /> 18, and 19. These lots must be recombined in order to <br /> include approved sites on each lot. All other sites <br /> must also be confirmed. <br /> The NC Department of Transportation will require 10' x <br /> 70' sight triangles to be dedicated at all intersec- <br /> tions and will require entrance design details to be <br /> submitted for. review. Old NC 10 is designated as a <br /> collector in the Comprehensive Plan, so the applicant <br /> has indicated five feet of additional right-of-way to <br /> be dedicated. <br /> DOT has also requested additional right-of-way <br /> dedication on Lawrence Road (SR 1709) because that <br /> road is a major thoroughfare on the Hillsborough <br /> Thoroughfare Plan. However, the Road Classification <br /> System contained in the Land Use Element of the <br /> Comprehensive Plan for Orange County does not include <br /> Lawrence Road. Although additional right-of-way on SR <br /> 1709 will not be required as a condition of approval, <br /> the applicant has provided larger building, setbacks on <br /> lots A, 1, 10, and 11 adjacent to Lawrence Road. In - <br /> the event DOT acquires additional right-of-way (20' ) <br /> for future improvements to the road, structures on <br /> those lots should not be affected. <br /> The Planning Staff has recommended the addition of two <br /> right-of-way stub-outs to the preliminary plan. One <br /> would extend to the eastern boundary line near lot 21. <br /> . Another would extend to the southern boundary-line - - - <br /> between lots 25 and 26.
