, 62 <br /> PROPOSED ORDINANCE AMENDMENT <br /> ORDINANCE: Zoning Ordinance <br /> REFERENCE: Article 7.20.4J - Landscaping and Screening <br /> (Mobile Home Parks) <br /> ORIGIN OF AMENDMENT: X Staff Planning Board <br /> BOCC Public <br /> Other: <br /> STAFF PRIORITY RECOMMENDATION: X High Middle Low <br /> Comment: Minor Amendment <br /> EXPECTED PUBLIC REARING DATE: May 22, 1989 <br /> PURPOSE OF AMENDMENT: To revise the language of Article <br /> 7.20.4J of the Zoning Ordinance to be <br /> consistent with the proposed amendments <br /> to Article 12 regarding screening <br /> requirements. <br /> IMPACTS/ISSUES: Article 7.20.4.J currently requires a Type A <br /> screen within a 100-foot buffer around the <br /> boundaries (not rights-of-way) of new mobile <br /> home parks. In the proposed amendments to <br /> Article 12 (Landscaping and Screening <br /> Requirements) , the level of screening <br /> contained in a Type B land use buffer is the <br /> closest equivalent to the Type A screen <br /> described in the existing provisions. The <br /> proposed amendment to Article 7 will simply <br /> substitute Type B for Type A while <br /> maintaining the 100-foot width of the buffer <br /> required by Article 7.20.4j. <br /> • EXISTING ORDINANCE PROVISIONS: <br /> Mobile home spaces must be located at <br /> least one hundred (100) feet from any <br /> exterior property line which is not a <br /> street right-of-way, regardless of the <br /> zoning district. The disturbance of land <br /> within the one hundred (100) foot buffer <br /> is prohibited. Existing vegetation within <br /> the one hundred (100) foot buffer must be <br /> retained. Additional plantings may be <br /> required upon site inspection to satisfy <br /> Class "A" screening requirements along <br /> the perimeter of the site. (See Article <br /> 12 of this Ordinance. ) If there is no <br /> existing vegetation, planting will be <br /> required within the one hundred (100) <br />
