• 6 <br /> fronting NC 54, and directly across from White Cross <br /> Road, proposed to be rezoned from R1 to LC1; and one <br /> acre, also fronting on NC 54, located between the two <br /> areas described above proposed to be rezoned from <br /> Neighborhood Commercial (NC-2) to Local Commercial (LC- <br /> 1) . <br /> 3. PD-4--87 McLennan's Farm <br /> A Planned Development-Residential (PD-H-RB) has been <br /> proposed on property located on the east side of Bowden <br /> Road (SR 1946) about one-half mile south of the <br /> • intersection with Old Greensboro Highway (SR 1005) . The <br /> property that would be rezoned is 37 acres of Lot 24 on <br /> Chapel Hill Township Tax Map 115. The proposed <br /> development consists of 14 residential building lots <br /> served by a community nitrification field for septic tank <br /> disposal. The proposed PD-H-RB will be developed in <br /> accordance with the RB (Rural Buffer) zoning district, <br /> PWII Protected Watershed zoning district, the <br /> requirements of the PD-H district, and the Class "A" <br /> Special Use Permit that is required for the project. <br /> ORANGE COUNTY ZONING ORDINANCE <br /> The proposed text amendments to the Orange County Zoning <br /> Ordinance are as follows: <br /> 1. Amend ARTICLE 12 - LANDSCAPING & SCREENING REQUIREMENTS <br /> to provide consistency with the Subdivision Regulation <br /> standards by establishing tree protection areas, <br /> requiring a minimum number of trees per lot, and <br /> incorporating the schedule and standards for required. <br /> land use buffers currently found in the Subdivision <br /> Regulations. <br /> 2. Amend ARTICLE 7.20.4J -MOBILE HOME PARKS (LANDSCAPING <br /> AND SCREENING REQUIREMENTS) to be consistent with <br /> proposed amendments to Article 12 by substituting Type B <br /> screening for the existing Class A screen within the <br /> required 100-foot buffer around the perimeter of all new <br /> mobile home parks. <br /> ORANGE COUNTY SUBDIVISION REGULATIONS <br /> The proposed text amendments to the Orange County Subdivision <br /> Regulations are as follows: <br />
