However, lot 1 may need to use <br /> minimum setbacks in order to accommodate a house, <br /> well and a septic tank. <br /> The Planning Staff recommends approval of the <br /> preliminary plan for Forest Knolls with a Class B <br /> private road and the following conditions: <br /> 1. Include in the restrictive covenants <br /> protection of existing vegetation, prohibition <br /> of further subdivision, 50 and 30-foot <br /> setbacks, and the minimum required setbacks <br /> for lot 1. <br /> 2. On the final plat, change the date to 1989, <br /> and dedicate the 5 feet of additional right- <br /> of-way and the 10' x 70' sight triangles on <br /> Dodsons Cross Roads. <br /> 3.
