ORANGE COUNTY
BOARD OF COMMISSIONERS
ACTION AGENDA ITEM ABSTRACT
Meeting Date May 1.4. 1989
Action Agenda
Item #
SUBJECT: FOREST KNOLLS - PRELIMINARY PLAN
ACTION BY: June 6, 1989
DEPARTMENT: PLANNING PUBLIC HEARING: Yes _X_No
ATTACHMENT(S) : INFORMATION CONTACT: Emily Crudup
Application Extension 574
Vicinity Map
Preliminary Plan
Preliminary Plan Certification TELEPHONE NUMBERS:
Perc Site Locations
Private Road Justification Hillsborough - 732-8181
Staff Evaluation of Private Durham - 688-7331
Road Justification Mebane - 227-2031
Agency Comments Chapel Hill - 967-9251/968-4501
4/17/89 Draft Planning Board Minutes
PURPOSE: To consider the preliminary plan for Forest Knolls
Subdivision.
BACKGROUND: The property is located in Bingham Township on the
west side of Dodsons Crossroads (SR 1102) 1.4 miles
north of NC Highway 54. It is zoned Residential-1 and
designated Rural Residential in the Land Use Element
of the Comprehensive Plan. In 1987 the traffic count
for SR 1102 near Highway 54 was 1400 trips per day.
Adjacent land uses are residential.
The total acreage of the tract is 35.91 acres. Eight
(8) lots are proposed which range from 1.11 to 7.51
acres in size. These lots will be served by individual
wells and septic tanks. The only soils suitable for
sewage disposal are located along the top of the knoll
near the central eastern boundary (refer to attachment
showing location of perc sites) . For this reason, the
lots on the west side of Forest Knolls Drive are
larger than those on the east side. Restrictive
covenants are proposed to prohibit further subdivision
