The tract isundonee andnlisted <br /> as Agricultural-Residential on the l <br /> Adjacent land uses include undeveloped wooded land and <br /> four (4) tracts larger than 10 acres to the north and <br /> west. <br /> The total acreage of the tract is 10.21 acres. Five <br /> lots are proposed with the average lot size being 2.04 <br /> acres. All lots will be served by the interior <br /> subdivision road (Nichols Ridge Court) . This road is <br /> proposed to be public and constructed to state <br /> standards. The current estimated traffic count for <br /> this portion of NC 57 is 1800 trips per day. <br /> All applicable agencies have reviewed the preliminary <br /> plan and commented as necessary. The Health <br /> Department has approved all five lots for septic <br /> tanks. The N.C. Department of Transportation <br /> indicated a need for a note on the plat indicating <br /> that lots 1 and 5 must access Nichols Ridge Court. <br />
