13 <br /> EDLILIT <br /> (2) Phase Three - Sykes Glen <br /> (22 Lots - Bingham Township) <br /> Presentation by Emily Crudup. <br /> The property is located in Bingham Township on the <br /> east side of Oak Grove Church Road (SR 1117) 0.3 <br /> mile north of the intersection with Vernon Road <br /> (SR 1118) . The total acreage of the tract is <br /> 74.0 3 acres. It is zoned Agricultural <br /> Residential with the same designation in the Land <br /> Use Element of the Comprehensive Plan. The <br /> proposed subdivision is also located in the <br /> Protected Watershed of Cane Creek. 1987 traffic <br /> counts on Oak Grove Church Road ranged from 100 to <br /> 600 trips per day. Adjacent land uses are <br /> agricultural and residential. <br /> Twenty-two (22) lots are proposed to be served by <br /> new public roads, and by individual wells and <br /> septic tanks. Lot sizes range from 2.1 acres to <br /> 5.1 acres. <br /> NCDOT requires that the entrance road be realigned <br /> to provide a 90 degree intersection with SR 1117 <br /> in order to increase the sight distance. DOT also <br /> requires the dedication of 10' x 70' sight <br /> triangle at all intersections. <br /> Orange Soil and Water Conservation Staff has <br /> reported soils with severe limitations for septic <br /> tank absorption fields and for dwellings.
