It is <br /> zoned Agricultural Residential with the same designa- <br /> tion in the Land Use Element of the Comprehensive <br /> Plan. The proposed subdivision is also located in the <br /> Protected Watershed of Cane Creek. 1987 traffic counts <br /> on Oak Grove Church Road ranged from 100 to 600 trips <br /> per day. Adjacent land uses are agricultural and <br /> residential. <br /> Twenty-two (22) lots are proposed to be served by new <br /> public roads, and by individual wells and septic <br /> tanks. Lot sizes range from 2.1 acres to 5.1 acres. <br /> Review comments from all applicable agencies are <br /> included in the agenda. The NC Department of <br /> Transportation requires that the entrance road be re- <br /> aligned to provide a 90 degree intersection with <br /> SR 1117 in order to increase the sight distance. DOT <br /> also requires the dedication of 10' x 70' sight <br /> triangles at all intersections. <br /> Orange Soil and Water Conservation Staff has reported <br /> soils with severe limitations for septic tank <br />
