CAZWELL, INCORPORATED <br /> DATE: MARCH 30, 1989 <br /> GENERAL DESCRIPTION <br /> The property in question is located in Chapel Hill <br /> Township on the east side of Kerley Road, on the Orange <br /> County/Durham County line. The property is further referenced <br /> as Chapel Hill Township Tax Map 15, Lot 14. This area <br /> consists of 1.45 acres, and totals six percent (6%) of a 24- <br /> acre tract that lies mainly in Durham County. In 1988, a <br /> subdivision was approved for the Durham County portion of <br /> this tract. This subdivision, the Montvale subdivision, <br /> currently has several houses completed or under construction. <br /> The average lot size in this subdivision is 30,000 square <br /> feet, and it is served with City of Durham sewer - although <br /> private wells are the water source. The Orange County the <br /> of this tract has not been subdivided, largely Co <br /> zoning classification in place, Rural Buffer, has a minimum <br /> lot size of two acres. <br /> The portion of this tract in Orange County falls within the <br /> jurisdiction of the Joint Planning Area for Orange County, <br /> Chapel Hill and Carrboro. Accordingly, these 1.45 acres are <br /> currently designated and zoned Rural Buffer in the Joint _Land <br /> Use Plan. The applicant, who is the developer aoft the JDurham <br /> County portion <br /> of the tract, is requesting e <br /> Planning Land Uag Plan be amended by redesignating this <br /> property to Ten Year Transition from its current Rural <br /> Buffer. <br /> 1 <br /> I S <br />
