Box 8181 <br /> 306F Revere Road <br /> Hillsborough, NC 27278 <br /> Dear Mr. Torgan: <br /> This letter is written to officially request an <br /> amendment to the Orange County comprehensive land use <br /> category designation for a small, portion of the Montvale <br /> Subdivision that lies within Orange County. The Orange <br /> County property consists of 1.45 acres of land located on <br /> the east side of Kerley Road (SR 1717) and is a part of a <br /> larger 24.06 acre tract primarily located in Durham <br /> County. It is referenced as part of Lot 14 on Tax Map 15 <br /> in Chapel Hill Township. The land is owned by Cazwell <br /> Development, Inc. <br /> The Orange County land use category for the 1.45 <br /> acre portion is currently Rural Buffer. We are <br /> requesting that it be amended to County Residential <br /> Transition. We are requesting the land use plan <br /> amendment so that the comprehensive land use plan more <br /> aptly reflects the growth trends in the Erwin Road area <br /> and so that there will be consistent zoning within the <br /> Montvale Subdivision property. <br /> We do not believe that the Rural Buffer designation <br /> is appropriate on a parcel of land that is serviced by <br /> the City of Durham sewer system, as is Montvale. The <br /> ordinance designates the rural buffer as an area where <br /> sewage collection mains are not likely within 10-20 <br /> years.
