The Durham subdivision plat shows that this <br /> Orange County portion would eventually be the rear and <br /> side yards for three lots which would have Durham <br /> County residences. <br /> The 1.45-acre section in Orange County would be <br /> undevelopable under any current Orange County <br /> ordinance requirements, due to setback constraints. <br /> The applicant is requesting that this 1.45-acre <br /> portion in Orange County be redesignated from its <br /> current Rural Buffer category to Ten Year Transition. <br /> This change would permit smaller lot sizes than <br /> the current two-acre minimum, and would enable <br /> the Orange portion of the tract to be subdivided <br /> in a manner consistent with the Durham County <br /> Montvale subdivision. <br /> Staff analysis of the proposed amendment is attached. <br /> This analysis was prepared in conjunction with the <br /> planning staffs of Orange County, Chapel Hill and <br /> Carrboro. <br /> RECOMMENDATION: The Orange County, Chapel Hill and Carrboro Planning <br /> • staffs recommend approval of the proposed amendment as <br /> shown in the attached analysis. <br /> Following conclusion of the public hearing, the matter <br /> • should be referred to the governing boards of the <br /> Towns of Chapel Hill and Carrboro for decision; and <br /> the Orange County Planning Board for recommendation.
