The proposal <br /> requests a land use classification change for a <br /> portion of a parcel which is divided by the Orange <br /> County/Durham County line. The parcel is located on <br /> the east side of Kerley Road, and is further <br /> referenced as parcel 14 of Chapel Hill Township Tax <br /> Map 15. <br /> The total acreage of the parcel is 24 acres, with 22.5 <br /> acres lying in Durham County and 1.45 acres in Orange <br /> County (6%) . The portion of this tract in Orange <br /> County is designated Rural Buffer on the Joint <br /> Land Use Plan, and is zoned accordingly. <br /> The Durham portion of this tract now contains the <br /> Montvale subdivision, which features lot sizes of <br /> 30,000 square feet and City of Durham sewer (private <br /> wells are utilized as the water source) . There are <br /> several houses either built or under construction in <br /> this subdivision. <br /> The small section of this parcel in Orange County has <br /> not been subdivided,, since the Rural Buffer <br /> designation and zoning requires a minimum lot size of <br />
