The buffer was extended southward, in part, to
reflect their concerns too. '
The Town of Carrboro has requested that this area be designated
transition once again to recognize the fact that the entire basin could
be served by gravity sewer. In this manner, future development at
suburban densities of an easily severable area would not be precluded.
To the north of Chapel Hill in the New Hope Creek drainage basin,
4 low-density residential development has taken place along Whitfield
Road, Sunrise Road and Erwin Road. Residential developments similar to
Sedgefield, Stoneridge, Oak Hills, Birchwood Lake Estates and Falls of
the New Hope are expected to continue, relying on wells and septic tanks
IIfor water supply and sewage disposal .
i To the west of Carrboro, Rural Residential development is also
pipexpected In University Lake Watershed. Adopted County policies prohibit .
the extension of public water and sewer services into the watershed
16 except in emergency situations. For this reason, residential development
will continue to rely on wells and septic tanks. Current County zoning
regulations require a minimum lot size of two acres in designated Water
16 Quality Critical •Areas, while allowing a one-acre minimum lot size in
other portions of the watershed.
• The remaining area designated for Rural Residential development is
the Southern Triangle area In the extreme southeastern portion of the
County. The area drains to the southeast toward Jordan Lake and is
beyond the ridge line of the Morgan Creek basin, an area which can be
served by gravity sewer lines. The Southern Triangle Is also
characterized by environmental constraints such as steep slopes, flood
plains and soils with poor stability, so low-density development is
jl projected.
There are approximately 10,435 acres of land designated for Rural
ill,.: Residential purposes In the Land Use Plan. If developed at an average
density of one dwelling unit per two acres with 15$ of the area sub-
tracted out for streets and roads, the holding capacity of the area in
terms of dwellings ' is 4,435. If multiplied by the 1980 Census figure
•
for population per household (2.6) , the estimated population would be
11 ,531 .
Suburban ReBntial . The second category of residential land is
IIISuburban Residential and includes single-family homes, duplexes,
, apartments, condominium and townhouse projects. Areas designated as
Suburban Residential are located in the Transition areas where land is
in the process of changing from rural to urban, suitable for urban-type
Idensities and should be provided with public utilities and services.
Housing densities in the Suburban Residential category would range from
one to five units per acre.
