This change is proposed to alleviate the problem of tracts split into two <br /> 5;3 <br /> jurisdictions and two land use classes by the 400-foot buffer. <br /> JOINT PLANNING AREA REZONINGS <br /> • <br /> There are also two proposed rezonings to be considered at this public hearing. <br /> These rezonings are for land that is already consistent with the Joint Land Use Plan, or <br /> for property that is currently under review for possible change in designation. <br /> 4. The Town of Carrboro has requested that the zoning designation of Rural Buffer <br /> currently applied to the aforementioned 400-foot buffer strip south of Duke Forest be <br /> changed to Carrboro Rural Residential (RR), pending the land use plan amendment <br /> request in item 3 above. If the plan amendment (as defined above) is approved, <br /> Carrboro zoning would need to be implemented on the 400-foot buffer strip south of <br /> Duke Forest. The Town of Carrboro has requested that their RR zoning be so placed, <br /> since it is consistent with the land located south of the current 400-foot buffer. <br /> 5. The Town of Chapel Hill is requesting that a zoning change be, approved for a 178-acre <br /> tract located south of Eubanks Road and known as the "Green tract" in the Joint Land <br /> 1.151 Plan area (please see site #5 on the attached map). This property is currently <br /> zoned R.1 by Orange County, but is located in the Town of Chapel Hill Transition Area. <br /> Under the terms of the Joint Planning Agreement, this property would be assigned a <br /> Chapel Hill zoning category. The Chapel Hill Town Council has adopted a resolution <br /> calling for this property to be zoned Rural Transition (RT). This district is designed <br /> for land used for agricultural, low-intensity residential or open space uses, but <br /> ■ which is projected in the Town's Comprehensive Plan for conversion to more intense <br /> urban uses when services are needed and available. <br /> Following this public hearing, these items will be reviewed for recommendation by each <br /> of the Joint Planning Area authorities.
