• I
46 ` k
part of one amendment request, they are evaluated as such.
TRANSPORTATION SYSTEM. (Not evaluated)
ENERGY USE. (Not evaluated)
EXISTING LAND USE. (Located in areas where the prevailing
activity is agriculture or forestry and which is outside of
non-farm clusters of population) .
QUESTIONABLE., Similar to the case under Public Services,
this property is consistent if considered in its current'
state, but inconsistent when considered with the remainder of
this proposed amendment.
Currently, the predominant land use in this area is
agricultural, but with significant residential use.
However, this amendment also calls for a Commercial
Transition Activity Node which, if approved, would introduce
densities that would not meet this criterion. The
introduction of a node and transition area is designed for
higher intensity non-residential development and higher-
density residential development. If this were to occur, the
amendment area as a whole would no longer be primarily
agricultural, and might not be located away from residential
areas. Since both proposed designations are part of one
amendment request, they are evaluated as such.
AGRICULTURE MID FORESTRY. (See existing land uses)
OUESTIONABLE. There are no areas of actively managed
forest land on or around this property. As in the previous
section, the same argument can be made that the proposed node
will make it impossible for the. Agricultural/Residential area
to meet requirements.
POPULATION DENSITY. (Located in areas of very low population
density which is dispersed in a manner typical of
agriculturally-productive areas) .
OUESTIONABLE. Once again, this criterion is met if there
is no proposed aodeuction of this node as bypt
However, the introd the applicant will change the character of the area and.
potentially increase the population density. Since both
proposed designations are part of one amendment request, they
are evaluated as s
uch.
HISTORIC AND CULTURAL. (Located away from areas where
development would have a detrimental impact on State or
Federally-acknowledged historic or cultural sites, or County-
identified Public Interest Areas. )
OUESTIONABLE. There is an identified historic structure
located near the property that could be impacted by this
proposal. Also, Camp Pipsissewa to the southwest and Duke
Forest to the south are designated County Public Interest
Areas.
8 .
