The lot contains 3.1 acres, and is 190.02 feet <br /> wide and 674.77 feet deep. The applicant proposes to <br /> create a .94-acre lot in the rear portion of the <br /> property for his daughter. <br /> The location of the existing residence, septic tank <br /> and septic repair area precludes the creation of a 50' <br /> right-of-way. Planning Staff has discussed the <br /> project with the Environmental Health Division. It <br /> has been determined that a 25' right-of-way can be <br /> accommodated between the existing residence and its <br /> septic repair area. This is the only area on the <br /> property where a right-of-way can be created to <br /> provide access to the rear of the lot. <br /> Letters are attached from adjoining property owners <br /> indicating that right-of-way on adjacent parcels <br /> cannot be obtained. <br />
