When considered as part of the <br /> 179,000-person Durham urban area however, which it <br /> effectively functions as, the area is part of a <br /> more densely-populated region than the more rural areas to <br /> the north and west. Since the general area is designated as a <br /> commercial/industrial node by both Orange County and Durham, <br /> the emphasis has been and should continue to be on non- <br /> residential uses in this vicinity. Any residential uses in <br /> this area under Durham's long-range plan would be high- <br /> density (6 units per acre and up) . <br /> RISTORIC AND CULTURAL. (Located away from areas where <br /> development would have a. detrimental impact on State or <br /> Federally-acknowledged historic or cultural sites, or County- <br /> identified Public Interest Areas. ) <br /> QUESTIONABLE. Sections of the linear Eno River State <br /> Park, a county Public Interest Area, are within close <br /> proximity to the area in question. While they do not border <br /> the proposed amendment area, the park sites could be impacted <br /> by further development on this site. Mitigation measures <br /> could be applied to any new development that would minimize <br /> threats to these natural areas. <br /> AGENCY COMMENTS <br /> A letter from Carol Tingley, North Carolina Division of Parks <br /> and Recreation, is attached expressing concern over the <br /> impact this amendment could potentially have on the Eno River <br /> State park. This letter is written regarding an earlier <br /> version of this request, containing a larger proposed <br /> amendment area of 24 acres that includes the current 10-acre <br /> amendment site. <br /> RECOMMENDATION <br /> This proposed amendment to the Land Use Element of the <br /> Comprehensive Plan, LUP-2-89 (Eno-2 Commercial/Industrial <br /> Node) is recommended for approval.
