080 <br /> COMPARISON WITH LOCATION STANDARDS <br /> All Comprehensive Plan amendments are to be measured and <br /> evaluated for compatibility with the Locational Criteria set <br /> forth in Section 3.4 of the Land Use Element of the <br /> Comprehensive Plan. Listed below are the criteria for 10 and <br /> 20 Year Transition Areas, with an assessment of how the <br /> proposal complies or fails to comply. <br /> SLOPE. (No significant slope or topography problem that would <br /> unreasonably increase the cost of extending water and <br /> sewer lines. ) <br /> QUESTIONABLE. Topographic mapping of the area indicates <br /> that there are areas of moderate to steep slope on the <br /> eastern fringe of the area in question. This is not unusual <br /> given the proximity of the site to the Eno River, and <br /> possible erosion potential does exist along these eastern <br /> boundaries. Even so, this slope should not inhibit water and <br /> sewer lines which would most likely gravity flow to Durham. <br /> HYDROLOGY. (Should be located outside designated 100-year <br /> flood prone area as defined by Corps of Engineers. ) <br /> COMPLIES. There are no areas within this proposal which <br /> lie in either the 100-year or 500-year floodplain. <br /> Floodplain does exist in close proximity, however, to the <br /> north and east of the site along the Eno River and Rhodes <br /> Creek. <br /> FLORA AND FAUNA. (Located away from sites that would, if <br /> developed, create a threat to unique or endangered species as <br /> identified by the State or Federal government. ) <br /> DOES NOT COMPLY. PLEASE SEE HANDOUT FOR BOARDS ONLY. <br /> THIS DATA IS NOT PROVIDED IN THE PUBLIC RECORD IN DEFERENCE <br /> TO THE TRAINGLE LAND CONSERVANCY'S DESIRES TO PROTECT .THE <br /> INTEGRITY AND. SENSITIVITY OF A DESIGNATED NATURAL AREAS SITE. <br /> SOIL CONDITIONS. (Located in areas where general soil <br /> conditions are suitable for urban uses because of good <br /> drainage characteristics and load-bearing capacity for future <br /> development. ) <br /> COMPLIES. The predominant soil type in this area is <br /> Georgeville silt loam, which has 2-6 percent slopes and is <br /> generally not inhibitive to development potential. The <br /> portion of this area at the intersection with Pleasant Green <br /> Road contains Enon silt loam soils, which are clayey and have <br /> severe shrink-swell characteristics. These soils account for <br /> a small portion of the overall area, however. <br /> PUBLIC SERVICES/FACILITIES. (Located in areas which are or <br /> could be reasonably and efficiently served by centralized 411 <br />
