LINK, COUNTY MANAGER <br /> ORANGE COUNTY BOARD OF COMMISSIONERS <br /> ORANGE COUNTY PLANNING BOARD <br /> FROM: DAVID STANCIL, COMPREHENSIVE PLANNER II <br /> RE: ANALYSIS OF PROPOSED COMPREHENSIVE PLAN AMENDMENT <br /> LUP-2-89, ENO-2 COMMERCIAL/INDUSTRIAL NODE <br /> ************OPTION #1 - 25.44 ACRE AREA************ <br /> DATE: FEBRUARY 1, 1989 <br /> This proposed amendment to the Orange County Comprehensive . <br /> Plan is submitted by the Planning Department, in order to <br /> promote consistency between the Plan and the Orange County <br /> Zoning Atlas. <br /> GENERAL DESCRIPTION <br /> The area in question is located north of the Interstate <br /> 85/U.S. 70 interchange and east of Pleasant Green Road. Lying <br /> in Eno Township, this land is situated near the Durham County <br /> line (as can be seen on the attached map) . The total area is <br /> comprised of six lots and a portion of a seventh fronting on <br /> Interstate 85. The area contains a total of 25.44 acres and <br /> is currently zoned GC-4 (General Commercial-4) and R-1 <br /> Residential. It is designated at this time on the Land Use <br /> Element of the Comprehensive Plan as Rural Residential. <br /> This amendment would expand an existing 20-Year Transition <br /> Area to include these 25.44 contiguous acres. This . <br /> designation would make the current zoning and land use of the <br /> area consistent with the Plan. <br /> APPLICATION REQUIREMENTS <br /> The methods and means by which the Comprehensive Plan may be <br /> amended are set out in Articles 2 and 20 the Orange County <br /> Zoning Ordinance. Specifically, those issues applying to this <br /> amendment are listed below: <br /> 1. Article 2.2.14 states the reasons, for which the <br /> Comprehensive Plan may be amended. <br /> a. Because of changed on changing conditions in a <br /> particular area or areas, of the county. <br />
