Since then I have acquired 50 additional <br /> acres adjoining my park for a total acreage of 100 with 57 mobile home <br /> spaces. • • <br /> • <br /> If this proposal goes into effect in order to enlarge my park I will. <br /> have.to go down the road a few yards to build a new entrance road into the - <br /> Same parcel of land. The new road must be paved and a new park name must <br /> be..established at an additional cost of approximately $80,000. All this <br /> • accomplishes is an increase in the cost o1 lots which in effect increases <br /> .rent charged to the homeowner and (2) two separate parks hhve been established. <br /> Without the. separate road and entrance requirement additional spaces.could be <br /> provided by expanding the existing park at minimal costs. <br /> • <br /> , • Example 2 <br /> • <br /> ' New parks will not be built in, this county because of the <br /> high development costs. A park of 50 acres will require an' investment <br /> of $600,000 for 'land (50 ac: @ $12,000), $60,000 for water and'sewer <br /> to cluster (50 taps @ $1200)i, and $100,000 for paving streets plus expenses <br /> for grading, electrical, boxes and recreational equipment for a total invest- <br /> . ment of $800,000. Rental income on 50' spaces at $125 per month is $75,000 . <br /> a year.. This does not include <br /> any expenses incurred for maintaining the park such as mowing and utilities. <br /> If'you as commissioners and board ' members are sincere about improving <br /> the housing shortage for low and moderate income citizens of Orange County • <br /> relief can be sought in the area of mobile home parks.
