Would these subdivision <br /> regulations concerning RECREATION SITES affect me ? <br /> , • <br /> A: The regulations would only 'affect you if you subdivide your <br /> land. The regulations would not apply to existing homes* -- only to <br /> new houses being planned in new subdivisions. <br /> . 0: Why are these regulations being proposed? <br /> • A: Each new house in the county places additional demands on <br /> local services -- schools, roads, parks, etc. Each new house will <br /> now contribute to off-setting the additional costs of serving that <br /> new home with recreation and park services. Lack of revenue <br /> sources from the state and federal levels require us here at the <br /> county level to be wise planners of our limited resources. <br /> Adopting these regulations now would save the county money in the <br /> long run. <br /> • <br /> 0: What would these new regulations require me to do if I should <br /> subdivide my land ? <br /> A: The regulations would apply only if you subdivide your land. <br /> If you subdivide, then, either a payment or a dedication of land <br /> would be required for each house or dwelling unit that is planned <br /> • . within that subdivision. <br /> - Dedication would ONLY be required if: <br /> • <br /> a. there are rals or more houses/dwelling units planned <br /> in the subdivision, or . • . . <br /> b. there is an existing or proposed park site located within <br /> or adjoining the subdivision ( agmmnIk locations of <br /> proposed park sites have been identified in the Master <br /> , . <br /> • Recreation and Park Plan. See map on reverse side. ) <br /> , <br /> Payment would be required in all other instances. The amount of <br /> payment would be determined for each house like this <br /> Payment for each house = assessed value of 1/35 acre <br /> in the subdivision <br /> • These regulations are already in effect in the Joint Planning Area <br /> . . of Orange County. Experience shows us that the cost per house in <br /> that area (mostly Chapel Hill Township, where assessed values are <br /> • <br /> higher) is approximately $141 per house. Such payments should be <br /> .. <br /> . less in the central and northern areas of the county, where land <br /> , <br /> . <br /> , <br /> , values are not assessed as high. <br /> , . <br /> . • . <br /> . . 0: How would the money collected by the County be spent? <br /> A: Any money collected would be held by the County in a special <br /> account that could not be touched for any purposes other than for <br /> parkland acquisition.
