1 9 1 <br /> • 2. Place tracts of land designated Class 4-Residual <br /> 411 Endowment Land in the same residential zoning <br /> classification as adjoining parcels. For example, <br /> if a portion of Duke Forest were designated Class <br /> 4, and it was surrounded by parcels zoned RB-Rural <br /> Buffer, the tract would be recommended for rezoning <br /> to that zoning category. <br /> IMPLEMENTATION <br /> To accomplish the above strategy the following amendments are <br /> necessary: <br /> Zoning Ordinance <br /> Article 4.2 - District Statements, of Intent/Application <br /> Criteria <br /> Proposed text amendments are attached. The intent <br /> statement reflects the general description of the PID-I <br /> and PID-II Districts above. <br /> Article 4.3 - Permitted Use Table <br /> Proposed amendments to the Permitted use Table are also <br /> attached, incorporating specific land uses permitted in <br /> the new PID districts. <br /> 410 Article 5.1.2 - Dimensional Requirements for Non- <br /> Residential Development <br /> The dimensional requirements reflect restrictions in lot <br /> size, minimum lot width, setbacks, height, and floor <br /> area ratio (FAR) . <br /> The PID-I requirements are identical to the existing PID <br /> district for lot size (500,000 sf) , height (25' ) , and <br /> FAR ( .0125) . The PID-II requirements reflect a 200,000 <br /> sf minimum lot size and a FAR ratio which provides for <br /> the same square footage as permitted in the PID-I. <br /> Minimum lot width and setback requirements are proposed <br /> to be 200 feet and 50 feet, respectively. These <br /> dimensions are consistent with those required for lots <br /> in the PWI (Protected Watershed - Industrial) overlay, <br /> which maintains a comparable minimum lot size (400,000 <br /> sf) . <br /> Article 6.26 - Buffer Requirements Adjacent to Public <br /> Interest Districts, <br /> A 100' foot buffer is proposed on lands adjacent to <br /> areas in the PID-I district. However, in order to <br /> 411 preserve property rights, it is also proposed that <br /> criteria be established to allow for reduction in buffer <br />
