Article 4.3 - Permitted Use Table <br /> Proposed amendments to the Permitted use Table are <br /> also attached, incorporating specific land uses <br /> permitted in the new PID districts.. Noteworthy uses <br /> include single-family dwellings (in PID-2) , <br /> botanical gardens (in PID-2) , and parks, research <br /> lands, public water supply reservoirs, governmental <br /> facilities, water/sewer pumping stations, and <br /> historic structures (in PID-1 and PID-2) . <br /> 3. Article 5.1.2 - Dimensional Requirements for Non- <br /> Residential Development, <br /> The dimensional requirements reflect restrictions <br /> in lot size, minimum lot width, setbacks, height, <br /> and floor area ratio (FAR) . <br /> The PID-I requirements are identical to the p , <br /> existing PID district for lot size (500,000C // a'Al're° <br /> sq.ft. ) , height (25 feet) , and FAR ( .0125) . The <br /> PID-II requirements reflect a 200,000 sq.ft. (:ges) <br /> minimum lot size and a FAR ratio which provides for <br /> the same square footage as permitted in the PID-I. <br /> Minimum lot width and setback requirements are <br /> proposed to be 200 feet and 50 feet, respectively. <br /> These dimensions are consistent with those required <br /> for lots in the PWI (Protected Watershed - <br /> Industrial) overlay, which maintain-9. a comparable <br /> minimum lot size (400,000 sq.ft. ) . However, to account <br /> • for situations where a buffer would deny an owner <br /> from the reasonable use of his property, criteria <br /> are proposed to allow for reduction in buffer <br /> width by the Planning Department. <br /> RECOMMENDATION: The Planning Staff recommends approval of the <br /> proposed rezonings and the proposed Zoning Ordinance <br /> 410 text amendments. <br />
