Revere Rd. <br /> Hillsborough, NC 27278 <br /> Dear Mr. Collins: <br /> This letter is written on behalf of Craig Associates, a North <br /> Carolina General Partnership that currently owns approximately <br /> 100 acres in the Chapel Hill Township of Orange County (Tax Map <br /> Reference 7.3. .13) . <br /> Our parcel of land along with three contiguous parcels are <br /> currently under contract and the control of University Station <br /> Associates and are a part of the proposed University Station <br /> planned community. It is our understanding that University <br /> Station Associates has requested that all four parcels be <br /> reclassified from Rural Residential to Ten Year Transitional in <br /> the current Land Use Plan. This letter is to express Craig <br /> Associates' complete support of this amendment. <br /> When Craig Associates purchased the 100 acre parcel in 1987, it <br /> was with intent to develop it alone or in conjunction with an <br /> adjoining 180 acre tract. Plans were well on the way towards <br /> this development when we were approached by the parties of <br /> University Station Associates about purchasing it as a part of a <br /> much larger land plan. For numerous reasons, it was our ultimate <br /> decision to sell the property. <br /> Quite simply, what they proposed just made good sense. One <br /> large, well-planned community is much better for the county and - <br /> the citizens of the area than an eventual hodge-podge of smaller <br /> developments with no continuity. If we were to have developed <br /> the property ourselves, our land plan would have been dictated by <br /> the use of septic tanks and septic lines rather than good land <br /> planning with architectural design- criteria as this amendment <br /> would allow. <br />
