• 133 <br /> 411 <br /> January 23, 1989 <br /> Mr. Marvin Collins, Planning Director <br /> Orange County Planning Department <br /> 306 F Revere Road <br /> Hillsborough, NC 27278 <br /> RE: Letter of Request <br /> Dear Mr. Collins: <br /> This Letter of Request is being submitted on behalf of <br /> University Station Associates (the "Partnership") . The Partnership <br /> 0 has acquired control of five parcels totaling approximately 575 <br /> acres situated in Eno and Chapel Hill Townships (the "Property") . <br /> A listing of the parcels involved, their record owners and tax map <br /> references is shown on Addendum B to the Application. The Property <br /> is currently subject to the Eno and Chapel Hill Township Plans of <br /> the Orange County Land Use Plan (hereafter "LUP") . The bulk of the <br /> Property is, however, in Eno Township. <br /> The purpose of this letter is to request that the LUP be <br /> amended such that the. Property is reclassified, from Rural <br /> Residential to Ten Year Transition. <br /> The Paktnership intends to develop the Property in a manner <br /> consistent with the transitional character of the area. Much time <br /> and many resources have been devoted to a comprehensive study of <br /> optimal development plans for the Property. As may be recalled, <br /> the Partnership initially applied for an LUP amendment from Rural <br /> Residential to Ten Year Transition on July 8, 1988. This <br /> application covered only 100 of the 575 areas, however. After <br /> submission, it became apparent that the then-existing policies <br /> limiting public water and sewer extensions into Transition Areas <br /> affected project feasibility. The Partnership's application for <br /> an LUP amendment was allowed to be withdrawn pending completion of <br /> the revised water and sewer policy by the County. <br /> 411 <br /> - <br /> ,_____ <br />
