3 <br /> Commercial-Industrial Transition Activity Node. The <br /> outer limit or boundary of the node is defined by <br /> following standards pertaining to transportation <br /> systems: <br /> a. Focused on the intersection of arterial and/or <br /> collector highways and extending 0.5 miles beyond <br /> such intersections. <br /> OR <br /> b. Within one mile of an interstate interchange and <br /> within 1000 feet of rail lines. <br /> The application of these standards is shown on <br /> Attachment C. <br /> The real limiting factor are the standards for land uses <br /> which include land located within identified Ten or <br /> Twenty-Year Transition Areas. The Twenty-Year <br /> Transition Area is shown on Attachment C. <br /> For a lot or parcel to be located within the node, it <br /> must satisfy at least both of the above criteria. The <br /> criteria as well as the remaining nine are shown on <br /> Attachment D. The overall Land Use Plan for the County <br /> is shown on Attachment E. <br /> The node area derived from the application of the <br /> criteria is also shown on Attachment C. The Kennedy <br /> property is outside of the node, and it can be concluded <br /> that the property was erroneously zoned GC-4 in 1981. It <br /> should have been placed in an EC-5 zoning district <br /> category. <br /> 3. On July 5, 1988, the Land Use Plan for the Eno Township <br /> Component of the Comprehensive Plan was amended. The <br /> designated Commercial-Industrial Transition Activity <br /> Node boundary is shown on Attachment F.
