October 5, 1988 7 <br /> Orange County Board of Commissioners <br /> Hillsborough, NC 27278 <br /> Gentlemen: <br /> We are requesting a zone change on approximately 10.45 acres of <br /> commercial property in Chapel Hill township, shown on the <br /> accompanying previously approved site plan for the existing use. <br /> The legal description of the property is Tax Map 120, Parcel 19 <br /> and Parcel 19B. <br /> The accompanying site plan indicates a line separating the <br /> subject property into different jurisdictions. We are requesting <br /> a reversion of the zoning to EC5 in all of the areas under Orange <br /> County jurisdiction. <br /> Under the existing Land Use Plan and Zoning Ordinance, when an <br /> activity node has been removed from a property with existing <br /> commercial uses (Paragraph 4 .2. 12 - 4. 4 .88) , the zoning is to <br /> revert to EC5. It is our understanding that this parcel was <br /> overlooked recently and should have already been re-classified as <br /> EC5. We' are requesting this change to correct the error. <br /> The apparent intent of the existing Land Use Plan and Zoning <br /> Ordinance, as it relates to the subject area, seems to be to <br /> lessen the potential for additional high-volume traffic flows <br /> which would be generated by some types of commercial <br /> developments. We are requesting the zone change to bring the <br /> property into alignment with the intent of the ordinance, for the <br /> purpose of operating a controlled access storage facility, which <br /> produces light traffic counts and very clean, quiet development. <br /> When the zoning is corrected, the property will then have the <br /> proper zone and permitted uses mandated by the existing planning <br /> specifications and will be in line with the intent of the <br /> ordinances. <br /> Enclosed with this letter are the supporting documents provided <br /> by the appropriate service agencies. <br /> Your prompt attention to this request is greatly appreciated. <br /> Sincerely, <br /> r/ <br /> J n L.
