3 <br /> The permitted uses, and dimensional requirements are <br /> generally more restrictive in the EC5 than in the <br /> existing CC3 district, and is found to be a preferable <br /> district within the protected watershed. The rezone <br /> is requested in order to have warehousing as a <br /> permitted use. <br /> The request for rezoning was presented at public <br /> hearing on November 28. No opposition to the request <br /> was received at that time. Draft minutes from the <br /> hearing are included with the attachments. <br /> Following the November public hearing, the Planning <br /> Director received a copy of a letter from the County <br /> Attorney which describes the need for consistency <br /> between zoning changes being considered and the Land <br /> Use Plan, with particular emphasis on existing <br /> commercial uses. This letter is included with the <br /> attachments. <br /> On December 19, the Planning Board considered the <br /> proposed rezoning and made positive findings on the <br /> criteria listed in Article 20.3.2 and Article 4.2 of <br /> the Zoning Ordinance. The Board subsequently <br /> recommended approval. Draft minutes of the December <br /> 19 meeting are attached. <br /> RECOMMENDATION: The Administration recommends approval of rezoning the <br /> property from Community Commercial-3 to Existing <br /> Commercial-5. <br />
