The property proposed <br /> for rezoning contains approximately 8.88 acres. The <br /> current zoning on the property is CC-3 (Community <br /> Commercial) and PW-II (Protected Watershed) . The <br /> proposed zoning is EC-5 (Existing Commercial) and PW- <br /> II (Protected Watershed) . <br /> The Joint Planning Area Land Use Plan designation of <br /> the subject property is Rural Buffer and University <br /> Lake Water Supply Watershed. Adjacent land uses <br /> include a day care center, residential, commercial and <br /> undeveloped property. <br /> The proposed rezone to EC5 is consistent with the <br /> Zoning Ordinance and JPA Land Use Plan. The property <br /> had been a designated activity node prior to adoption <br /> of the Joint Planning Area Land Use Plan in 1986.
