Churton Street, Hillsborough. <br /> BACKGROUND: On October 19, 1993 the Board approved a lease for property at 110 S. Churton <br /> Street, Hillsborough. The JTPA program, administered by JOCCA and the Adult Basic Education <br /> Program offered through Durham Technical College are among the tenants of the facility. <br /> In order to maintain a clear understanding of the various obligations of the tenants and the <br /> County, it is recommended that a Lease be executed between the parties. The highlights of the <br /> leases include the following: <br /> •JTPA lease will include approximately 230 square feet; Durham Tech will include <br /> approximately 620 square feet; <br /> +Lease term shall be through December 31, 1998; <br /> +The Owner of the building shall be responsible for all utilities, maintenance, and custodial <br /> services In the building; <br /> +Although there are presently no funds available from either program for lease payments, in <br /> the event funding is allowed through sources presently unidentified, the parties will make <br /> every effort to ensure that the County is reimbursed, as appropriate,for the square footage <br /> being utilized by the program. <br /> 1JOCCA and Durham Tech will offer whatever support services might be now or in the future <br /> available for upkeep of the property. <br /> ♦Each program will not allow activities in the leased premises which will place the County in <br /> violation of its lease with the Owner of the building. <br /> 1JOCCA and Durham Tech will ensure that the programs offered in the leased premises are <br /> covered by the entity's general liability insurance. They will further ensure that property <br /> insurance covering the extent of their interests in the facility will be provided. <br /> RECOMMENDATION: The Manager recommends approval of leases between the County and JOCCA <br /> and Durham Technical College; and authorize the Board to sign on behalf of the Board. <br />
