(Page 3.8-9) <br /> 72 <br /> Organizing Concepts <br /> The following Township policy statements represent the organizing concepts around which the Land <br /> Use Plan for Cheeks Township has been constructed: <br /> 1) The Towns' of Mebane and Hillsborough extra-territorial planning jurisdictions are the <br /> designated Ten Year Transition Areas for immediate and near future residential <br /> development at urban densities: • <br /> 2) The community of Efland, though unincorporated, is considered to be urban in <br /> character and is designated Ten Year Transition for immediate and near future <br /> residential development at urban densities. <br /> 3) Residential development at urban densities will occur much later in the development <br /> pattern in the area north of US 70 and north of the Town of Mebane's extra-territorial <br /> planning jurisdiction. Such development is also likely to occur along the US 70 corridor <br /> extending both east and west from Efland. <br /> 4) The remainder of the study area is considered appropriate for low density rural <br /> residential development. <br /> 5) The areas in the immediate vicinities of Efland, the I-85Buckhorn Road interchange <br /> and the US 70Buckhorn Road intersection are suitable for commercial and industrial .. <br /> uses. Generally, the amount of land <br /> required for residential and associated non-residential and commercial uses is directly related to the <br /> size of the population.
