(Page 3 . 6-11 ) 65 <br /> Distribution of Land Use Plan Categories and Activity Nodes <br /> Land in Cedar Grove Township falls into five land use <br /> classifications. The distribution is based on expressed policies <br /> outlined in the Orange County and Cedar Grove Township Plans, the <br /> allocation guidelines and locational criteria, and the effect of <br /> projected growth on the Township. <br /> RESOURCE PROTECTION AREAS: Land classified as such consists <br /> primarily of slopes greater than 15% and floodplains. This land <br /> is considered unsuitable for most development activity. <br /> AGRICULTURAL AREAS: This is the predominant classification in the <br /> Township. It refers to land currently assessed for farm use <br /> under County provisions for use value taxation and active farm <br /> and forestry lands that are not a part of the use value taxation <br /> program. The pattern of agricultural land is extensive and <br /> uniform throughout the Township. <br /> AGRICULTURAL RESIDENTIAL: While limited low density <br /> residential development occurs in land categorized as <br /> agricultural residential, the prevailing land uses are <br /> agricultural in nature. The entire Township is classified as <br /> agricultural residential due to the existing <br /> agricultural/residential distribution and the low rate of <br /> residential growth projected during the planning period. <br /> WATER SUPPLY WATERSHED: With the exception of the poo Hyco <br /> Creek drainage basin which lies in the north central 'portion of <br /> the township and accounts for 6% of the total township acreage, <br /> the remainder of Cedar Grove Township is designated water supply <br /> watershed. Portions of gw, watersheds account for this <br /> designation. These t beds .'G`e Back Creek, the Upper Eno, <br /> Little River, Flat R' ver `` \South l" so > k watersheds. <br /> WATERSHED CRITICAL AREAS: The southern portion of the Upper Eno <br /> Water -Supply watershed adjacent to Lake Orange and portions of <br /> the East and West Forks of the Eno are designated Water-04d <br /> Critical Area. <br /> In addition to classifying land in the Township, the county <br /> planning strategy includes identifying and evaluating potential <br /> activity nodes. The purpose is to direct commercial and <br /> industrial uses to the most appropriate areas of the Township, <br /> prevent strip development, and promote a more efficient and <br /> clustered land use pattern that takes advantage of major <br /> intersections and existing community identities. <br /> 12 <br />
