105
"r F2 COMPANY
P. O. BOX 13983
RESEARCH TRIANGLE PARK, NC 27709-3983
September 3 , 1993
Mr. Marvin Collins, Planning Director
Orange County Planning Department
306F Revere Road
Hillsborough, NC 28287
Re : Proposed Revisions to the Comprehensive Plan,
Zoning Atlas, Zoning Ordinance and Subdivision
Regulations for Orange County, NC
Dear Mr. Collins :
Teer Company ( "Teer" ) currently both owns and leases certain
parcels of real property in Orange County' s Little River Township
as shown on Tax Map numbers 910-11-9243/1 .4 . . 9 and 910-10-
3603/1 . 4 . . 9E. Thus, representatives of Teer attended the recent
public hearing regarding the above-captioned matter. From our
attendance at the meeting, it appears Orange County' s present
intention is to zone Teer' s referenced property agricultural . Teer
objects to such a zoning classification and instead requests its
property be classified as Existing Industrial ( "EI" ) .
EI zoning more closely describes the existing uses on the Teer
property. To date, Orange County has issued Teer a minimum of
three (3) building permits on the property, two for quarrying and
one for an accessory asphalt plant at the quarry. The quarry
building permits show, among other things, the (i) prcessin
plant , (ii) pit and (iii) material storage area . Likewise, the
permit for the asphalt plant (which operates daily) outlines the
plant and material storage area.
As noted in the written materials distributed at the public
hearing, your staff wants to know of all existing businesses so
that they can be placed in the appropriate zoning district . I
trust that after a thoughtful analysis of the foregoing, you too
will concur that an agricultural designation for the Teer property
is inappropriate and that EI zoning will instead be implemented.
Should you have any questions or comments regarding any of the
foregoing, please do not hesitate to contact me at 380-2620 .
Very truly yours,
Don A.
