10 <br /> The table which follows shows the Planning Staff Revised Scale (Shaded) and the two <br /> scales discussed by the Planning Board. The purpose in providing a sliding scale is to <br /> provide for watershed protection, while also assuring that reasonable development can <br /> continue to occur on the lot. The square footage figures in all of the proposed scales <br /> accomplish this goal. <br /> Even though the Planning Staff Revised Scale provides for less impervious surface for <br /> lots between 4.5 and 6.0 acres, it may also offer more flexibility in the event that <br /> property is subdivided int he future. For this reason, the Planning Staff continues to <br /> recommend approval of the Revised Scale. <br /> For example: Assume a six-acre lot on which impervious surface has been maximized <br /> according to the Planning Board's recommended scale. If that lot was later subdivided, <br /> the developed portion would need a lot size of 4.4 acres in order to continue to conform <br /> to impervious surface standards. The remaining lot could thus only contain 1.4 acres. <br /> If the property was also subject to a 2-acre minimum lot size, then it could not be <br /> subdivided. If the Planning Staff Revised Scale were applied in the same manner, then <br /> the six-acre lot could be subdivided into two three-acre lots. <br /> 6 <br />
