3 <br />NORTH CAROLINA <br />COUNTY OF ORANGE <br />LEASE AGREEMENT RENEWAL <br />WHEREAS a lease agreement was made and entered into as of the 30th day of July, 2004, by <br />and between the County of Orange, (the Tenant) and JCBH Properties, LLC, a Limited <br />Partnership (the Landlord) for space to be used as the operations base for parks staff at 503 <br />Cornerstone Court, Hillsborough, North Carolina; <br />WHEREAS, the County and the Owner mutually agree to the following: <br />1. The lease agreement will be continued for a period of three years commencing on <br />August 1, 2007 and ending at 12:00 midnight on July 31, 2010. <br />Lease may be renewed for an additional three-year period under the same terms and conditions <br />upon expiration of the current three year term upon the mutual written agreement of both <br />Landlord and County. <br />2. Section 3, Rental, shall read as follows: <br />The rental to be paid by Tenant for the Leased Property shall be payable to Landlord on the 1St <br />day of each calendar month beginning on August 1, 2007 as follows: <br />August 1, 2007 through July 31, 2008-------------$35,710 per year ($2.975.83 per month) <br />August 1, 2008 through July 31, 2009-------------$36,425 per year ($3,035.42 per month) <br />August 1, 2009 through July 31, 3010-------------$37,155 per year ($3,096.25 per month) <br />3. All other terms and conditions shall remain the same. <br />This agreed to the <br />Landlord: <br />day of , 2007. <br />Jim R.
