III 25 <br /> included with the improvements required for final <br /> approval of Phase C. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Clearview Subdivision with a <br /> public road built to State standards and the <br /> conditions contained in the Resolution of <br /> Approval (a copy an attachment to these minutes <br /> on pages ) . <br /> Barrows noted that there is a road name, Preston <br /> George Road in Little River Township, and asked <br /> if that could create problems with the name <br /> Preston Loop. Cameron responded that she would <br /> check the road name again with the Fire Marshall <br /> and Information Services to be sure that it is <br /> acceptable. <br /> Barrows asked for a explanation of a Type A Land <br /> Use Buffer. Cameron responded that it is <br /> required along a collector road between the road <br /> right-of-way and residential development. It is <br /> the thirty feet adjacent to the right-of-way. It <br /> is basically a row of trees, not intended to be a <br /> solid screen. <br /> Eidenier asked about the shape of Lot 27 . <br /> Cameron responded that it had to do with the site <br /> for the septic system. Surveyor Steve Yuhasz <br /> agreed. <br /> Waddell asked about the address numbering system <br /> for a loop road. Cameron responded that was a <br /> question for Information Services since they <br /> assign house numbers. <br /> Barrows why lots 22 and 25 must have a septic <br /> easements on lots 23 and 24 . Cameron responded <br /> that lots 22 and ?5 do not contain an area <br /> suitable for septic systems. Such easements have <br /> to be approved by the Health Department and <br /> easement agreements are reviewed and approved by <br /> the County Attorney. Steve Yuhasz explained <br /> that the septic tanks would be located on the <br /> lots that they are serving and the effluent will <br /> be pumped to the easements. <br /> Hamilton asked about the joint driveway. Cameron <br /> responded that the joint driveway was recommended <br /> with the Concept Plan in order to minimize <br /> disturbance of the creek and will serve lots 23 <br /> and 24 . The joint driveway will cross the creek <br /> and then will split into individual driveways. <br />
