In the Land Use Element of the <br /> Comprehensive Plan, the area is designates as <br /> Twenty Year Transition in the Commercial- <br /> Industrial Activity Node. It is in the Upper Eno <br /> Watershed. <br /> Current zoning is Residential-1 and Protected <br /> Watershed II, with a small portion in the Major <br /> Transportation Corridor. Adjacent land uses are <br /> , agricultural and residential. No traffic count <br /> information is available for this portion of West <br /> Ten Road. <br /> The total acreage of the tract is approximately <br /> 35.7 acres. The applicant proposes to create <br /> thirty (30 ) lots on a new public loop road to be <br /> developed in three ( 3) phases. Most of the lots <br /> are 40,000 squarelfeet in size. Six (6) lots are <br /> approximately one acre each. Two 2.5 to 3-acre <br /> lots are located at the northern end of the <br /> subdivision. <br /> The proposed lots will be served by individual <br /> wells and septic tanks, with the exception of <br /> lots 22 and 25, which shall have easements for <br /> sewage disposal located on lots 23 and 24. <br /> The stream that flows northeast across the <br /> northern portion of the subdivision is <br /> intermittent; therefore, a stream buffer is not <br /> required. Lots 23 and 24 are proposed as flag <br /> lots with a joint driveway crossing the stream. <br /> Construction of the joint driveway will be <br />
