Willis indicated that by the time the <br /> watershed standards are adopted, the subdivision <br /> would have to increase the lot sizes to two <br /> acres. <br /> Burklin noted it might be beneficial to have turn <br /> lanes for both directions . Kirk responded that <br /> with the right-of-way the applicant must already <br /> provide, that should not be a problem. He noted <br /> that the Board could add that as a condition of <br /> approval. <br /> David Thompson, surveyor for the project, stated <br /> that the developer is willing to provide the <br /> funds for the necessary paper work for NCDOT to <br /> condemn the land and pave the road. <br /> Eidenier asked that the surveyor or applicant <br /> address the cul .de-sacs° that were of concern tcq <br /> EMS. Mr. Thompson responded that there are very <br /> significant topographical features that the road <br /> would have to cross such as a 20 to 25 foot drop <br /> which would not be considered safe. <br /> Burklin asked is they were standard cul-de-sacs. <br /> Kirk responded yes they would be built to State <br /> standards. <br /> Waddell expressed concern that lots at the <br /> eastern end were in the floodplain and asked if <br /> all of those lots were buildable. Kirk responded <br /> that would be determined by soils checks by the <br /> Environmental Health Department and the required <br /> buffer on the preliminary plan. It is possible <br /> that there would have to be some changes in lot <br /> sizes or combination of lots. <br /> MOTION: Scott moved approval with conditions as <br /> recommended by Planning Staff .
