Kirk continued that there is no <br /> floodplain indicated on the insurance flood maps. <br /> MOTION: Jobsis moved approval as recommended by the <br /> Planning Staff adding lot 17 to the condition <br /> listed by Staff. Seconded by Burklin. <br /> VOTE: Unanimous. <br /> b. Preliminary Plans <br /> ( 1) Phase B New Sharon Woods <br /> (6 Lots - Eno Township) <br /> Presentation by Eddie Kirk. <br /> The property is located in Eno Township on the <br /> east side of New Sharon Church Road (SR 1538) . <br /> New Sharon Church Road is a paved State- <br /> maintained road and considered a collector in the <br /> Comprehensive Plan. A 1991 traffic count on this <br /> road indicated 800 trips per day. <br /> The total acreage of the tract is 6.83 acres. <br /> Six (6) lots are proposed which average 1.03 <br /> acres in size. New lots will be served by <br /> individual wells and septic tanks. The first two <br /> lots were approved through the minor subdivision <br /> process. <br /> The property is zoned Agricultural Residential <br /> (A-R) . It is also designated Agricultural <br /> Residential in the Comprehensive Plan. A public <br /> road is proposed to serve the subdivision. The <br /> short cul-de-sac would extend southeast off New <br /> Sharon Road. All lots would receive access from <br /> Krystle Court. <br /> The Planning Board reviewed the Concept Plan for <br /> Phase B New Sharon Woods at its April 13, 1993 <br /> meeting. The plan was approved with one <br /> condition that all lots shall receive access from <br /> Krystle Court. <br /> Agency comments were received from Soil & Water <br /> Conservation, Fire Marshall, NCDOT and Erosion <br /> Control. Applicable comments have been <br /> incorporated into the Resolution of Approval. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Phase B New Sharon Woods <br /> subject to the conditions contained in the <br />
