The Planning Staff conducted a <br /> windshield survey and identified about 80 potential business activities. The <br /> owners were contacted by mail and asked to contact the Planning Department <br /> and provide information on the existing use and future plans. Land which is <br /> being used for business purposes may be zoned Existing Commercial (EC-5) <br /> or Existing Industrial (EI), allowing a use to continue and expand. It also <br /> permits a business to be rebuilt if it is destroyed and to be replaced with <br /> another business permitted in the district. <br /> A listing of the properties proposed to be zoned to a commercial or industrial <br /> zoning district is attached. <br /> Information meetings were held in each Township in late June. In addition, <br /> Planning Staff spoke before the Cedar Grove Ruritan Club on August 5, 1993. <br /> SUBDIVISION REGULATIONS AND COMPREHENSIVE PLAN <br /> AMENDMENTS <br /> The proposed amendments to the texts of the Subdivision Regulations and <br /> Comprehensive Plan are technical in nature. Revisions to the Subdivision <br /> Regulations are limited to deleting existing watershed protection standards to avoid <br /> duplication, and incorporating references to the Zoning Ordinance where <br /> ." =appropriate. Amendments to the Comprehensive Plan include identifying several <br /> additional watersheds as Protected Watersheds, revising the definition of the <br /> Critical Area consistency with the State definition, and other making other <br /> technical references and changes as needed. <br /> RECOMMENDATION: ZONING ORDINANCE TEXT AMENDMENTS <br /> ZONING ATLAS AMENDMENTS <br /> COMPREHENSIVE PLAN AMENDMENTS <br /> Article 20.3 of the Zoning Ordinance requires that the Zoning Officer's <br /> recommendation be presented to the Planning Board within 30 days of receipt <br /> of an application.
