8 <br /> Staff Report <br /> Lake Hogan Farm Rezoning Request <br /> Lots 1, 2, 3, and the portion of Lot 4 west of Lake Hogan Farm Road <br /> on Tax Map 109 are currently zoned Carrboro R-R, Rural Residential, <br /> which allows a maximum density of 1 dwelling unit per acre (43, 560 <br /> sf) . Lots 31 and 31F on Tax Map 23 are also zoned Carrboro R-R, <br /> Rural Residential. <br /> The proposed zoning is Carrboro R-20, Residential 20, 000 sf Minimum <br /> Lot Size, which allows a maximum density of 2 . 1 dwelling units per <br /> acre. <br /> EXISTING LAND USE: <br /> The properties proposed for rezoning contain residential and <br /> agricultural uses. <br /> LAND USES AND ADJACENT ZONING: <br /> North: Vacant land and residential uses zoned Carrboro R-R <br /> north of the Buckhorn branch of Bolin Creek. This <br /> area is considered to be Carrboro Transition Area <br /> II. <br /> South: Residential uses zoned Carrboro R-R, including the <br /> Stony Hill Road subdivision. Also the Drew Lane <br /> subdivision zoned Carrboro R-15, Residential 15, 000 <br /> sf Minimum Lot Size. <br /> East: Vacant land, agricultural and residential uses <br /> zoned Carrboro R-20, Residential 20, 000 sf Minimum <br /> Lot Size. <br /> West: On the east side of Old Rt. 86 (SR 1009) there are <br /> 4 lots surrounded on 3 sides by one of the <br /> properties proposed for rezoning. These lots are <br /> either vacant or in residential use.
