6-21-93 Planning Board Minutes 9 <br /> VOTE: Unanimous . <br /> b. Preliminary Plans <br /> ( 1 ) The Village of the Oaks <br /> ( 6 Lots - Bingham Township) <br /> Presentation by Eddie Kirk. <br /> The property is located in Bingham Township on <br /> the southwest side of Mebane Oaks Road (Sr <br /> 1007 ) and Bradshaw Quarry Road (SR 1115 ) . Mebane <br /> Oaks Road and Bradshaw Quarry Road are paved <br /> State-maintained roads and considered collectors <br /> in the Comprehensive Plan. The tract size is 9 .5 <br /> 4 acres out of 48.43 acres with six ( 6) lots <br /> proposed. Lot sizes range from 1 . 00 to 1 . 98 <br /> acres. <br /> The property is zoned Agricultural Residential <br /> (A-R) and Protected Watershed (PW-II ) . It is <br /> also designated Agricultural Residential and <br /> Protected Watershed in the Comprehensive Plan. <br /> A public road is proposed. The road would extend <br /> south off Bradshaw Quarry Road. All lots would <br /> receive access from the subdivision road. A 1991 <br /> traffic count on Bradshaw Quarry Road indicated <br /> 350 trips per day east of Mebane Oaks Road. <br /> The Planning Board reviewed the Concept Plan for <br /> The Village of the Oaks at its March 15, 1993 <br /> meeting. The plan was approved with the <br /> condition that all lots receive access from the <br /> interior subdivision road. <br /> Agency comments were received from the Health <br /> Department, Recreation and Parks, Fire Marshall, <br /> Soil & Water Conservation, and Erosion Control. <br /> Applicable comments have been incorporated into <br /> the Resolution of Approval. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for the Village of The Oaks <br /> subject to the conditions contained in the <br /> Resolution of Approval (a copy an attachment to <br /> these minutes on pages ) . <br /> MOTION: Reid moved approval as recommended by the <br /> Planning Staff. Seconded by Hoecke. <br /> Walters asked if the applicant had plans to <br /> development the remainder of the tract. The <br /> applicant, Rachel Best indicated the remainder <br /> of the tract will be developed in villages. One <br />
