Box 8181 <br />Hillsborough, NC 27278 <br />Re: Bradford Ridge Subdivision <br />Dear Karen, <br />This letter is in response to your request for written <br />confirmation of the conversations Sean Borhanian and I have <br />had with you about Bradford Ridge Road, which was <br />originally approved as a private road for the above - <br />referenced subdivision in Bingham Township. According to <br />the information you provided, the members of the Bradford <br />Ridge subdivision homeowners'.association voted to offer <br />Bradford Ridge Road for dedication to the public. A plat <br />was thereafter recorded (in August of 2004 at Book 95, Page <br />187, in the Orange County Registry) that shows Bradford <br />Ridge Road as a 60 -foot public right -of -way (hereafter <br />Plat). The plat contains what purports to be a public <br />dedication, which is signed by Thomas L. Brown (not in a <br />representative capacity). Your correspondence states that <br />Mr. Brown is a lot owner in Bradford Ridge and was at the <br />time the plat was recorded the president of the subdivision <br />homeowners' association. <br />The homeowners (owners of the subdivision lots) were <br />authorized to dedicate Bradford Ridge Road to the public as <br />set forth in the language of the standard county- approved <br />recorded private road maintenance declaration for this <br />subdivision, which states that: <br />"The private road located within said property <br />may be dedicated to the public at the election of <br />a majority vote of the owners under the same <br />
