Article 7: Subdivisions 95 <br /> Section 7.13: Specifications for Plat Drawings <br /> (b) Soils, <br /> (c) Water features, and <br /> (d) Any known easements. <br /> (2) A scaled drawing in black ink or pencil detailing the proposed division of property <br /> including, but not limited to, the following: <br /> (a) The scale of the drawing, <br /> (b) A north arrow, <br /> (c) The date of preparation, <br /> (d) The Parcel Identification Number (PIN) number(s)of the lot(s)subject <br /> to the application, <br /> (e) The proposed property lines for each lot, <br /> (f) -Common Open Space lots, including type and acreage, for each lot, <br /> (e)(q) A Site Analysis Map as outlined in UDO 7.13.2 (A)(3) below, <br /> {4}(h) The delineation of any known and required stream buffers on the <br /> proposed lot(s)i; <br /> (g)(i) The proposed method for ingress and egress including a description of <br /> how each lot will be afforded access, <br /> (h)(i) A narrative detailing the development of all proposed roadways—,. <br /> {+}(k) A private road justification, if required under Section 7.8, and <br /> {}}(I) Any other reasonable relevant information. <br /> (B) Final Plat <br /> Final plats shall adhere to the specifications contained in Section 7.14.3. <br /> 7.14.27.13.2 Major Subdivisions <br /> (A) Concept Plan <br /> (1) In General <br /> (a) The required Concept Plan for Major Subdivisions consists of three <br /> parts: <br /> (i) A Site Analysis Map; <br /> (ii) A Conventional Subdivision Option; and <br /> (iii) A Flexible Development Option. <br /> (b) The Concept Plan shall be prepared according to the "four-step" <br /> process for designing Flexible Development subdivisions, as described <br /> herein. <br /> (c) The Concept Plan shall be drawn in black ink or pencil to a scale of not <br /> less than 200 feet to the inch. The scale chosen shall be large enough <br /> to show all required detail clearly and legibly. <br /> (2) Required General Information <br /> Each Site Analysis Map and Development Option shall contain the following <br /> general information: <br /> (a) A sketch vicinity map showing the location of the subdivision in relation <br /> to the existing street or highway system; <br /> Orange County, North Carolina–Unified Development Ordinance Page 7-65 <br />
