2 <br /> There are 9 lots of 40,000 square feet and one lot of <br /> 87 , 120 square feet (two acres) proposed, with 915 lineal <br /> feet of roads. To accommodate septic system and repair <br /> needs, the number of lots was reduced from 11 in the <br /> Concept Plan to 10 for the Preliminary Plat. <br /> All streets are proposed to be public and constructed to <br /> NCDOT standards. At all street rights-of-way <br /> intersections, 5 ' X 100 ' taper-triangles and 10 ' X 70 ' <br /> sight-distance-triangles shall be indicated in accordance <br /> with NCDOT design standards. <br /> The Planning Board reviewed the Concept Plan at its <br /> meeting of January 25, 1993 . The plan was approved at <br /> that time with the following conditions: <br /> 1. That access to all lots be limited to interior <br /> residential streets; <br /> 2 . That appropriate drainage easements and buffer be <br /> provided for the "Low Swamp Area" on the tract as <br /> determined by staff; and <br /> 3. That payment in lieu of donating land for park and <br /> recreation purposes be made by the developer. <br /> At its regular meeting of May 17, 1993, the Planning Board <br /> considered the Preliminary Plat and recommended approval <br /> subject to the conditions contained in the Resolution of <br /> Approval. <br /> RECOMMENDATION: The Administration recommends approval of the Preliminary <br /> Plan for Oak Pointe subject to the conditions contained in <br /> the attached Resolution of Approval. <br />
