2
There are 9 lots of 40,000 square feet and one lot of
87 , 120 square feet (two acres) proposed, with 915 lineal
feet of roads. To accommodate septic system and repair
needs, the number of lots was reduced from 11 in the
Concept Plan to 10 for the Preliminary Plat.
All streets are proposed to be public and constructed to
NCDOT standards. At all street rights-of-way
intersections, 5 ' X 100 ' taper-triangles and 10 ' X 70 '
sight-distance-triangles shall be indicated in accordance
with NCDOT design standards.
The Planning Board reviewed the Concept Plan at its
meeting of January 25, 1993 . The plan was approved at
that time with the following conditions:
1. That access to all lots be limited to interior
residential streets;
2 . That appropriate drainage easements and buffer be
provided for the "Low Swamp Area" on the tract as
determined by staff; and
3. That payment in lieu of donating land for park and
recreation purposes be made by the developer.
At its regular meeting of May 17, 1993, the Planning Board
considered the Preliminary Plat and recommended approval
subject to the conditions contained in the Resolution of
Approval.
RECOMMENDATION: The Administration recommends approval of the Preliminary
Plan for Oak Pointe subject to the conditions contained in
the attached Resolution of Approval.
