10 <br /> 1. All lots shall receive access from the <br /> interior subdivision road. <br /> 2 . A stub-out shall be provided either between <br /> lots 5 and 6 or between lots 6 and 7 <br /> depending on topography. <br /> Burklin asked how Staff decided on a good <br /> location for the stubout. Kirk responded that <br /> the adjacent property has a lot of road frontage <br /> to the north and the property to the west is a <br /> 27-acre tract and is near a road in Alamance <br /> County. Lot lA is a long distance from a road <br /> and has no other access. Access may have to be <br /> obtained through Lot 14A; it appears on the plat <br /> that there is no access for this subdivision. <br /> Kirk continued that the amount of access must be <br /> clearly shown on the preliminary plat. <br /> Waddell asked why the choice was between lots 5 & <br /> 6 or lots 6 & 7 . Kirk responded that would be <br /> approximately the half-way point of the cul-de- <br /> sac and Staff was attempting to address concerns <br /> expressed by Mr. Tapp regarding provision of <br /> emergency services. Waddell continued asking <br /> about a stubout between lots 1 & 2. The <br /> engineer, Mr. Dan Paxton responded that there are <br /> some curves in the road in the area of lots 1 & 2 <br /> so it would be better to have the turn away from <br /> the curve. <br /> Cantrell asked if the adjoining property was in <br /> the same ownership. Mr. Paxton, engineer for the <br /> project, responded that property was an estated <br /> divided into four twenty-seven acre tracts. <br /> Jobsis asked if the stubout was to assure that <br /> the adjoining tract was not landlocked. Kirk <br /> responded yes. <br /> MOTION: Waddell moved approval as recommended by the <br /> Planning Staff. Seconded by Scott. <br /> VOTE: Unanimous. <br /> ® n b.
