If abandoned, the property will be used to <br /> provide direct access to one of the proposed lots. ] <br /> BACKGROUND: The property is located on the southeast corner of <br /> Whitfield Road (SR 1730) and Sunrise Road (SR 1732) in <br /> Chapel Hill Township. It is zoned Rural Buffer and <br /> designated as Rural Buffer on the Joint Planning Area <br /> Land Use Plan. Adjacent land uses are residential and <br /> a church. No traffic counts are available for Sunrise <br /> Road; the 1986 count for Whitfield Road was 2500 trips <br /> per day. <br /> The total acreage of the tract is 37 .27 acres. Seven <br /> (7 ) lots are proposed which average 5.32 acres in <br /> size.
