April 15 , 1993 <br /> To : Carrboro Board of Aldermen and <br /> Orange County Commissioners <br /> Regarding: Rezoning Z-2-93 Lake Hogan Farm <br /> Public Hearing 04/15/93 <br /> From: John Hartley, adjacent property owner and member <br /> of the Carrboro Small Area Planning Work Group <br /> Please take a look at the attached sheet which illustrates vacant <br /> land within Carrboro' s Ti Area . Approximately 1114 acres zoned from <br /> R-10 (4 , 356 units/acre) to R-15 (2 , 9 units/acre) to R-20 (2 . 178 units/ <br /> acre) are available for immediate development with sewer in place in <br /> the Bolin Creek basin , 2778 new homes could be built in the Ti Area <br /> without any rezoning. <br /> In addition , please see the attached sheet which illustrates lands <br /> owned by the Hogan family within the Tl Area which are also vacant and <br /> already zoned at densities of R-15 and R-20 . Under present zoning the <br /> Hogans have approximately 104 acres of R-20 land and 73 acres of R-15 <br /> land allowing as many as 437 homes without any rezoning request . <br /> The Orange County Application For Change of Zoning District asks <br /> for the following information : <br /> "The changed or changing conditions , if any, in the area or <br /> in the County generally, which make the proposed amendment <br /> reasonably necessary to the promotion of the public health , <br /> safety and general welfare .
