Preservation of identified historic and/or cultural resources. <br />Further, a development plan is intended to: <br />7. Acknowledge compliance with all County ordinance requirements and the implications of <br />the ordinances, <br />8. Identify the scale and intensity of the proposed development, and <br />9. Identify commitments greater than that of County ordinances, which will are conditions <br />of approval. <br />The development plan shall become a part of the rezoning petition and shall be reviewed <br />concurrently with the petition. Where there are conflicts between these special provisions and <br />general zoning, subdivision or other land development regulations, the more exacting regulations <br />shall apply. <br />A detailed description of the proposed use including: <br />a. An outline of the proposed operational characteristics of the proposed development, <br />b. A detailed water survey outlining the amount of water usage that will be generated by <br />the proposed land use shall be completed for all CU projects according to applicable <br />Orange County Health Department — Environmental Health Division requirements or <br />standards, <br />c. A detailed traffic intersection analysis at each driveway and nearby public road <br />intersections shall be completed for all CU projects according . to applicable North <br />Carolina Department of Transportation (NC DOT) requirements or standards as well <br />as Article 13. Traffic Impact Study of the Ordinance, and <br />d. An Environmental Impact Study shall be completed according to Orange County <br />regulations for all CU projects. <br />Additional Requirements. It may be necessary to request additional information to evaluate a <br />proposed use and its relationship to the surrounding area. Therefore, the Planning Board and/or <br />County Board of Commissioners may request additional information, as they deem necessary to <br />properly process a CU request. <br />Site Specific Development Plans. The application for a CU must contain information and/a <br />development plan, which indicate all of the principal and accessory uses, which are proposed to <br />be developed on the site. Subsequent to the approval of a CU, only those principal and accessory <br />uses indicated on the approved development plan may be constructed on the site. Any <br />substantial modifications to an approved development plan, including any changes in the <br />permitted principal or accessory uses, must comply with the provisions of this section. <br />Any site plan required to implement a development plan and required for the submission of <br />building permits shall: <br />47 <br />
